PRELIMINARY MEETING

This will be the first meeting to meet and greet and understand your project. Once we understand your project location and wish list we work behind the scenes with the exact possibilities of the project in consultation with the City, Surveyor & Architect to provide zoning by-laws and technical details of the project. We will thoroughly investigate what is technically possible and not possible for your dream home. It provides great transparency for our clients about what is practically possible for your project to avoid any surprises. 

Most importantly, we Do Not charge any fees for the consultation even though it takes a lot of work effort and meeting with the appropriate parties on our end

2nd MEETING

Once we gather all technical aspects specific to your project, we meet with our clients to explain/discuss:

 

Feasibility of the project as far as City By-Laws and Zoning

Development Deposits / Fees the Clients need to pay to the City & Regional Services

Our Clients needs & wish list in the Home - explicit needs & nice to have

Breakdown of the costs for Survey & Site / Grading plans, Architectural, Structural & Mechanical drawings, Arborist Report, Regional Services Permits, Demolition & Construction Permits, Construction and Project Management

Construction

  • We make sure the Building code and Quality met every step of the way

  • We will show each major step and the progress to our clients as we know that there is an emotional connection when it comes to homes.

  • We connect with our clients when the interior finishing stage is reached to make sure the work being done meets their expectations.

  • We do not rest until our clients are completely satisfied with their custom home and until we hand over the Occupancy Permit and Keys to their dream home

Project Mgmt

  • Project Management is an important aspect of construction

  • We take care of the material management and delivery to make sure the trades have the required material on-time 

  • We monitor quality of the workmanship and making sure Building Codes are met

  • Manage City Inspections until we get Occupancy Permit
